Commerce City

Located in the northeast quadrant of Metro Denver, Commerce City is adjacent to Denver International Airport. Covering nearly 41 square miles, the City has an urban growth boundary that will allow future annexation of an additional 23 acres of land for a total of 64 square miles. The housing stock available is diverse and represents every price point.

Commerce City has experienced phenomenal growth over the last eight years. Population increased 99.99 percent in that time to an estimated population of 46,000. The city’s location, accessibility to six major highways, close proximity to DIA, and availability of affordable land, makes it a prime location for retail and business development. Prairie Gateway, a 917 acre private-public partnership between the City and Kroenke Sports Enterprises, has 1.5 million square feet available for commercial, office, and retail development. The E-470 Corridor is the City’s future commercial, office, retail core. The corridor features 11 square miles of undeveloped land in close proximity to DIA and other major transportation corridors. In addition, there are numerous industrial parks and industrial development and redevelopment opportunities.
